FROM FIRST STEPS TO FRONT DOOR

Every home buying journey looks a little different, but knowing what to expect can make the process feel much more manageable. Here's a look at the key steps we'll navigate together, from preparing for your search to getting the keys to your new home.
Click through each step to learn more about the process.-
Before we start searching, it's important to understand what you're looking for and why. Consider your preferred locations, budget, timeline, must-haves, and the features you're willing to compromise on. We'll use these priorities to create a focused search strategy that fits your lifestyle and long-term goals.
-
During our Buyer Success Consultation, we'll discuss your goals, review the buying process, explore current market conditions, and establish a plan for moving forward. We'll also go over how buyer representation works, including the services I provide and our written buyer agreement, so you understand what to expect before we begin touring homes together.
-
Unless you're purchasing with cash, getting preapproved is an important early step. A lender will review your finances, discuss loan options, and help you understand a comfortable purchase price, estimated monthly payments, and upfront costs. I'll be happy to connect you with trusted lending professionals, or you can choose your own.
-
Now for the exciting part! We'll explore available homes that align with your criteria, schedule showings, and evaluate properties beyond their appearance. I'll help you consider location, condition, resale potential, and comparable sales so you can identify a home that makes sense for both your lifestyle and your investment.
-
Once you've found the right home, we'll review comparable sales, market conditions, and the property's unique circumstances to develop a competitive offer strategy. We'll discuss price, financing, contingencies, timelines, and other terms so you understand the potential risks and benefits before making a decision. I'll advocate for your interests throughout negotiations.
-
In Massachusetts and other transactions where an attorney is involved, your attorney plays an important role in reviewing contracts, protecting your legal interests, and coordinating the closing process. I'll help you understand when legal counsel is needed and can provide recommendations for experienced real estate attorneys, while leaving the choice to you.
-
Depending on the terms of your offer, you'll have the opportunity to complete a home inspection and evaluate the property's condition. Your inspector will assess accessible systems and components and identify concerns that may warrant further investigation. We'll review the findings, discuss your options, and determine the next steps based on your contract and priorities.
-
Once the initial negotiations and applicable contingencies are addressed, we'll continue through the contractual and financing milestones. Depending on the state and transaction, this may include a Purchase & Sale Agreement, appraisal, mortgage commitment, title work, insurance, and other closing preparations. I'll help you stay organized and informed as we work toward closing day.
-
You've made it! Before closing, we'll arrange your final walkthrough to confirm the property's condition and review any agreed-upon items. Once the necessary documents are signed, funds are transferred, and the transaction is officially completed, you'll receive the keys to your new home. And even after closing, I'll remain a resource for whatever comes next.

KNOWLEDGE IS POWER
the resources behind your next move.
Buying a home comes with plenty of questions, and having the right information can make all the difference.
Whether you're exploring local market conditions, learning more about financing, or connecting with trusted professionals, I've gathered helpful resources to make navigating the home buying process a little easier.
Because the more you know, the more confidently you can move forward.
GOOD QUESTIONS, BETTER ANSWERS
a few things you may be wondering.
Buying a home comes with a lot of questions, especially if it's your first time. From financing and upfront costs to navigating showings and making offers, there's plenty to learn along the way.
Here are answers to some of the questions I hear most often from buyers. And if you don't see yours here, I'm always happy to help!
GETTING STARTED
-
Every buyer's timeline is different. Some find the right home within weeks, while others search for several months. Once your offer is accepted, many financed transactions take approximately 30–60 days to close, depending on financing, contingencies, and contract terms. We'll establish a realistic timeline based on your goals and adjust as needed throughout the process.
-
Congratulations! Once your offer is accepted, we'll begin working through the important milestones outlined in your contract. Depending on the property and state, these may include deposits, a home inspection, attorney review or additional contract documents, financing, an appraisal, and title work. I'll help coordinate the moving pieces, keep you informed of deadlines, and guide you through each step leading up to closing.
-
It's completely normal for a home inspection to identify issues, even in newer or well-maintained homes. If concerns arise, we'll review the findings, discuss their significance, and evaluate your options under the terms of your contract. Depending on your inspection contingency and the seller's willingness to negotiate, those options may include requesting repairs, negotiating a credit, seeking further evaluations, or deciding whether to move forward. My goal is to help you make an informed decision without unnecessary pressure.
UNDERSTANDING THE PROCESS
-
The first step is understanding your goals, timeline, and financial comfort zone. During our Buyer Success Consultation, we'll discuss what you're looking for, review the buying process, and create a strategy tailored to your needs. If you're financing your purchase, connecting with a lender for preapproval is another important early step. You don't need to have everything figured out before reaching out—that's what I'm here to help with!
-
While you can begin exploring listings before getting preapproved, I strongly recommend speaking with a lender before scheduling showings. Preapproval helps you understand your purchasing power, estimated monthly payments, and potential loan options. It also allows us to focus on homes that fit your financial goals and puts you in a stronger position when you're ready to make an offer.
-
As your buyer's agent, my role is to represent your interests throughout the homebuying process. That includes helping you evaluate properties, understand market conditions, develop offer strategies, negotiate terms, and navigate the transaction through closing. Before touring homes together, we'll review a written buyer representation agreement outlining my services, our working relationship, and how compensation is structured and negotiated, so you know exactly what to expect.
COSTS AND CONSIDERATIONS
-
You don't necessarily need 20% down to purchase a home! Depending on your qualifications and loan program, some conventional mortgages allow down payments as low as 3%, while FHA loans may require as little as 3.5%. Eligible buyers may also qualify for VA or USDA loans with no down payment. A lender can help determine which programs fit your financial situation and explain the associated costs.
-
Closing costs are expenses associated with finalizing your home purchase, separate from your down payment. They may include lender fees, appraisal charges, title-related expenses, prepaid property taxes, and homeowners insurance. As a general planning estimate, buyers often budget approximately 2–5% of the purchase price, although actual costs vary by loan, property, and location. Your lender will provide estimates specific to your purchase so you can plan accordingly.
-
An earnest money deposit is money provided as part of your purchase agreement to demonstrate your commitment to buying the property. In Massachusetts, for example, buyers may provide an initial deposit with their offer and an additional deposit when signing the Purchase & Sale Agreement. These funds are typically credited toward your purchase at closing rather than being an additional expense. The amount, deadlines, and circumstances under which deposits may be refunded depend on your contract.
